01 — The district

Life at the head of the creek.

Dubai Creek Harbour is Emaar’s waterfront district on Dubai Creek, on the land once planned as The Lagoons. The current masterplan, associated with CallisonRTKL, treats the site as a walkable city of neighbourhoods: homes, hotels, parks and a marina, rather than a single tower dropped on a highway.

The neighbour that makes the place different is Ras Al Khor Wildlife Sanctuary. The reserve’s lagoons and flamingos sit against the glass of the towers. Across the water, the Downtown skyline, including Burj Khalifa, is the view many of the residences are planned around.

This page is an independent reading of that district. It gathers the residences named in the community’s current collection, explains how they differ, and gives you one place to register interest. It is not an official developer site, and it does not complete a purchase.

02 — Water, sanctuary, shore

Three landscapes, one address.

Creek marina

The harbour is planned around a marina and a promenade, not only around towers. Yachts, a waterfront walk and hotel dining are the public face of the district. Vida Creek Harbour, Address Harbour Point and Palace are the hotel names most often linked with a stay here.

Ras Al Khor

Ras Al Khor Wildlife Sanctuary is a few minutes from the residences and is known for flamingos and a wide birdlife. Developer-published timing puts the sanctuary about five minutes away. The reserve is the reason “mangrove” and “creek” are more than marketing words in this postcode.

Creek Beach

Creek Beach is the shore neighbourhood inside the harbour, with its own beach, promenade and a cluster of apartment towers. Vida Residences Creek Beach, Creek Horizon and Surf belong to that waterside reading of the district. The Island District, home of Dubai Creek Residences and 17 Icon Bay, is the other early neighbourhood people still use as a reference.

Branded and unbranded

Address, Palace and Vida, then the rest.

Eight names carry a hotel brand: Address Residences, Address Harbour Point, Palace Residences, Palace Residences North, Palace Residences Creek Blue, Vida Residences Creek Beach, Montiva by Vida and Lyvia by Palace. Buyers choose them for the service culture and the name on the door. The other residences are unbranded apartment buildings. Creek Palace is unbranded despite the word palace; the Palace brand is the separate set above.

Bedroom count is the other clean split. Most buildings are one to three bedrooms. Valia, The Cove, Creek Waters and Creek Waters 2 reach four. Creek Edge and Creekside 18 start at two. Rosewater is three and four. Palace Residences is three to five, and is the residence to open if a one-bedroom was never the brief.

04 — Where it sits

Between the sanctuary and the skyline.

Dubai Creek Harbour is in the Al Khairan First area of Dubai, on the creek and immediately beside Ras Al Khor. Dubai Festival City is the nearest established retail and cinema district. Deira International School and Swiss International Scientific School Dubai are among the inspected schools within a short drive, in Festival City and Healthcare City Phase 2.

The Dubai Metro Blue Line is under construction. A station for this side of the city, designed by Skidmore, Owings & Merrill and described as an unusually tall station, has been announced, with 2029 the year most often given for opening. Until the RTA publishes a final date, treat the metro as a future connection, not a current one.

Dubai Square, a large retail destination, has been announced for the harbour. It is still a project in design, so it belongs in a conversation about the district’s future rather than in a list of shops that are open this week. Day-to-day dining and groceries already exist along the creek promenade.

Drive times are the figures published for the community and assume a clear run. Peak traffic on Al Khail Road and the creek crossings will add time. A landmark tower for the skyline has been discussed for years, including a Santiago Calatrava proposal; no delivery date should be assumed from this page.

05 — How to read a price

What a starting price does not tell you.

Where a residence has a published start, it is the lowest public figure attached to that building in October 2026. It is usually a lower-floor or less favoured line. A creek view, a higher floor, or a four-bedroom plan will not match it. Residences with no figure on this page are not “unpriced forever”; the number simply is not on the public collection list, and it should be requested.

Dubai Creek Harbour contains both completed homes and off-plan releases. An off-plan price is a contract on a future home, with a payment plan and a handover that can move. A completed home can be visited. This page does not sort the two for you, because that status changes building by building. Say which you want when you register.

Nothing here is a forecast of rent, yield or resale. The case for the district is physical: creek frontage, a sanctuary on the boundary, airport and Downtown within a short drive, and a masterplan that still has retail and metro to come. Whether that is worth the price of a particular apartment is a question for the unit, not for the postcode.

06 — Questions buyers ask

Where is Dubai Creek Harbour?

It is on Dubai Creek, beside Ras Al Khor Wildlife Sanctuary and south of Dubai Festival City. The community is in Al Khairan First. Downtown Dubai and Dubai International Airport are both a short drive when the roads are clear.

Who is the developer?

Emaar Properties is the master developer. In 2022 Emaar agreed to take full control of the Dubai Creek Harbour land from Dubai Holding. The masterplan associated with the district was drawn by CallisonRTKL as a series of connected neighbourhoods, including the Island District and Creek Beach.

What can I actually buy?

Apartments from one to three bedrooms make up most of the collection. Valia, The Cove and both Creek Waters buildings include four bedrooms. Creek Edge and Creekside 18 start at two. Rosewater is three and four bedrooms. Palace Residences is three to five. Use the filters above to hide the sizes you do not want.

Which homes are Address, Palace or Vida?

Address Residences, Address Harbour Point, Palace Residences, Palace Residences North, Palace Residences Creek Blue, Vida Residences Creek Beach, Montiva by Vida and Lyvia by Palace. Filter the collection by Branded to see only those eight.

How do I get to the airport and Downtown?

The published drive times are about 10 minutes to Dubai International Airport and 15 minutes to Burj Khalifa and Downtown Dubai. Dubai Marina is about 25 minutes, Expo City about 35, and Al Maktoum International Airport about 40. Those are uncongested figures.

Is the metro open?

Not yet. The Blue Line is under construction, and a station serving Dubai Creek Harbour has been announced, with 2029 the completion year most often reported. Confirm that with the Roads and Transport Authority before you rely on it.

Are there schools and shops?

The harbour already has promenade dining, cafés and daily retail. Dubai Festival City is the nearest large mall and cinema. Nearby schools include Swiss International Scientific School Dubai and Deira International School, which holds an Outstanding inspection rating. Schools inside a new district and schools a few minutes away are not the same thing, so visit the campus that matters to you.
